• Are you able to give me some advice on the consent to let process. I am thinking about taking a Progressive BS mortgage on a £350,000 property in twelve months time. The intention is to hold the house as a second home but I would like to consider what options are available to me to let the property in the future. If our situation was to change the house would either be sold or rented.
• A friend of mine has let her property off the same landlord for nearly 18 months. Over the course of the last six months my friend has been receiving letters from Progressive BS (she hasn't opened them-it is clear from the envelope). To begin with she forwarded them to her landlady's address. I was a bit suspicious as none of her landlady's mail was meant to be going there. I decided to go to my friends house and called Progressive BS on her behalf. The lady I spoke to at Progressive BS had a long list of queries, the landlord’s name her current address, information relating to the tenant and then said they would investigate whether she had the correct mortgage and if she didn't it was an offence in the absence of consent to let. What does this mean for my friend?
• I have a Progressive BS mortgage and have been renting my apartment without consent to let, which I am now led to believe means I am in contravention of my mortgage conditions. I think I have come onto their radar that I am not living there. What are the legal ramifications of my failure to secure consent to let?

I will not be letting for more than 6 months. Most likely it will be five months. It has been suggested that I get permission from my freeholder first?
